Our client saw the potential for a 55+ community in Cutchogue on Long Island’s North Fork—a quieter alternative to the crowded Hamptons. Leveraging our success with a nearby active-adult community, we were engaged to develop a full branding and marketing campaign. This was the first high-end active-adult community in Cutchogue in two decades and the only one on the North Fork.

Challenge
Years of zoning delays and local hesitation over a gated community required a marketing approach that was strategic yet sensitive to the area’s rural character.

Solution
We highlighted Harvest Pointe’s unique blend of farmland, vineyards, waterways, and luxury modern homes. Original local photography showcased the setting, positioning this North Fork community as down-to-earth yet close to NYC.
